Memo to Planning Commission/P 99-14&CU 99-36 <br /> December 28, 1999 <br /> Page 5 <br /> • Signage <br /> Home Depot is proposing 789 square feet of wall signage. The amount of wall <br /> signage complies with amount approved in the development standards for <br /> this PUD. Wall signage includes Home Depot channel letters over the <br /> entrance along with their company motto "Minnesota's Home Improvement <br /> Warehouse". Additional wall signage includes "Indoor Lumberyard" and <br /> "Garden Center". For comparison, Walmart was approved with 580 square <br /> feet of signage and Menards has 586 square feet. <br /> No freestanding sign is being proposed. The location of a development sign <br /> has been approved near the intersection of Main Street and Highway 169. <br /> Home Depot will be able to be incorporated into the design of that sign as <br /> well as the development entrance signs located on Zane Street and 179th <br /> Avenue. <br /> Building Elevations <br /> The exterior of the building will consist of concrete wall panels and split face <br /> concrete blocks or "quick brick" concrete masonry units. The majority of the <br /> exterior building material will be the "scored" smooth faced concrete panels. <br /> Orange squares will be incorporated into the concrete panels. The squares <br /> will be located midway up the wall and about 16 feet apart. The split faced <br /> block or "quick brick" concrete masonry units will be used in the pilasters and <br /> wainscoting. The pilasters are proposed for all four sides of the building and <br /> will extend out about 12 inches from the concrete panels. The wainscoting is <br /> proposed for three sides, will be 8 feet high and will extend out about 4 inches <br /> from the concrete panels. There will also be a concrete cap on the top of the <br /> wainscoting that will extend out about 6 inches from the concrete panels. The <br /> concrete panels will be a light tan color and the proposed concrete block will <br /> be a darker tan color. Staff and the applicant have had several discussions <br /> regarding the material for the pilasters and wainscoting. Staff would like to <br /> see brick used and the applicant would prefer the split faced block. The <br /> applicant will be bringing a sample of both materials to the meeting for the <br /> Commission to review <br /> An EIFS cap will be placed on top of the pilasters and the main parapet. <br /> There is no other detailing proposed for the building. The proposed cap does <br /> very little to break up the "big box" appearance of the building. Additional <br /> parapet or cornice detailing would help to break up the expanse of the <br /> building and could be used to continue details that were incorporated into the <br /> adjacent Walmart building. It important to view this building in the context <br /> of the overall development and how it ties in with the adjacent building to the <br /> • north.
