Memo to Planning Commission/CU99-37 <br /> December 28,1999 <br /> Page 3 <br /> II Lighting <br /> Lighting is indicated in the Site Plan Notes, however, no lighting is indicated <br /> on the site plan or on the building elevations. <br /> Parking <br /> The applicant has proposed an adequate number of parking stalls and one <br /> handicap stall. There will be no on site storage of vehicles as the business is <br /> a drive through service. <br /> Pedestrian Access <br /> Staff has requested that the sidewalks around the building extend out to the <br /> public sidewalk to accommodate any incidental pedestrian traffic. <br /> Building Elevation <br /> The applicant has not indicated the colors of the building or of the fascia on <br /> the building. The applicant will have colored drawings to look at for the <br /> public hearing. <br /> IIIRecommendation <br /> Staff recommends that the Planning Commission recommend approval of the <br /> Conditional Use Permit to construct a Valvoline Instant Oil Change building <br /> with the following conditions: <br /> 1. THAT THE SIDEWALK AROUND THE BUILDING EXTEND TO THE <br /> PUBLIC SIDEWALK ON EVANS STREET. <br /> 2. THAT THE 3 SPRUCE AND 1 CRAB APPLE SHOWN ON THE LANDSCAPE <br /> PLAN BE MOVED OUT OF THE DRAINAGE AND UTILITY EASEMENT TO <br /> ANOTHER LOCATION ON SITE. <br /> 3. THAT THE MUGHO PINES BE MAINTAINED AT A HEIGHT OF 4-6 FEET <br /> TO SCREEN HEADLIGHT GLARE FROM EVANS STREET. <br /> 4. THAT THE PARKING STALLS,HANDICAP STALLS AND STACKING <br /> LANES BE STRIPED AS REQUIRED BY CITY ORDINANCE. <br /> 5. THAT THE SITE BE ILLUMINATED AS PER CITY ORDINANCE. <br /> 6. THAT ANY SIGNS CONFORM TO HILLSIDE CROSSING PUD AGREEMENT <br /> AND THAT A SIGN PERMIT BE OBTAINED PRIOR TO INSTALLATION OF <br /> ANY SIGNS. <br /> • 7.
