Memo to Planning Commission/CU99-37 <br /> December 28,1999 <br /> Page 2 <br /> Site Plan <br /> • <br /> The plans submitted by the applicant conform to the Hillside Crossing <br /> development plan of the Planned Unit Development in regards to parking, <br /> signage, grading and drainage, and landscaping. City staff has requested <br /> only a few minor modifications to the submitted plans. <br /> Landscaping <br /> The landscaping proposed by the developer conforms to the Hillside Crossing <br /> PUD. Staff has requested that several trees be moved out of a drainage and <br /> utility easement and that the Mugho Pines be maintained at a height of 4-6 <br /> feet to screen headlight glare from Evans Street. <br /> Signs <br /> The PUD Sign Agreement allows freestanding sites one monument sign with <br /> a maximum height of 10 feet and a maximum of 100 square feet of area. <br /> Freestanding buildings are allowed one wall sign with individual letters that <br /> cannot exceed 10% of the building wall. The applicant is proposing a 100 <br /> square foot monument sign and a 37.6 square foot wall sign that conform to <br /> the Sign Agreement. <br /> • The applicant will be required to apply for a Sign Permit prior to installing <br /> any signs on the property. <br /> Grading and Drainage <br /> The City Engineer has reviewed the proposed development and has found <br /> that what is proposed conforms to the overall Hillside Crossing Grading <br /> Plans. <br /> Trash and Oil Storage <br /> As proposed a rock faced concrete dumpster enclosure with wood gates will be <br /> constructed to match the materials on the building.
