The original landscape plan reviewed by staff was <br /> for a plan that included a larger building. The building has been downsized <br /> and the site plan modified to reflect the new building. Minor changes in the <br /> landscape plan may be required to better screen the loading areas. Attached <br /> is the landscaping plan included with the original submittal. <br /> No landscaping has been proposed around the front of the building. Green <br /> space, foundation plantings and trees should be planted in front of the <br /> building. <br /> Signage <br /> Wal-Mart is proposing 580 square feet of wall signage. For comparison <br /> Menards has 586 square feet, Cub Foods 655 square feet and Target has 222 <br /> square feet. Wall signage includes Wal-Mart channel letters over the <br /> • entrance and their company motto, "We Sell For Less" and "Satisfaction <br /> Guaranteed" on the front of the building. Also across the front are 3 smaller <br /> signs, "pharmacy","vision center" and "1 hr. photo". <br /> The automotive center will also have wall signage. Tire and Lube Express <br /> and the Pennzoil logo are proposed for the front of the building with smaller <br /> product identification signs over the 3 overhead bay doors. <br /> No freestanding sign is proposed at this time. The location of a project <br /> identification sign has been approved near the intersection of Main Street <br /> and Highway 169. No details of that sign have been provided or approved. <br /> Recomm en da tion <br /> Staff has concerns regarding the appearance of the building. The applicant is <br /> proposing a very unappealing version of a big box store. The exterior consists <br /> of gray concrete blocks, has no architectural details, except for a modest <br /> canopy over the entry, and includes a 10 foot high chain link fence topped <br /> with barbwire. Overall, the site plan is consistent with what was approved in <br /> the PUD development plan and meets the requirements of the zoning code. <br /> The landscaping plan should be acceptable with some additional plantings <br /> and minor revisions. <br /> • <br /> S:\PLANNING\SCOTT\CU99-32.DOC <br />
