The highlights of the ordinance <br /> include: <br /> • Allowed in the A-1 and R-1 a Districts <br /> • Minimum eligible lot is 20 acres <br /> • Minimum preserved open space is 10 acres <br /> • Minimum of 50% of the eligible land for development is to be dedicated open <br /> • space <br /> • Minimum lot area is 1 acre for individual septic systems; 11,000 square feet if <br /> part of a cluster septic system <br /> • Bonuses offered for: creation of an endowment, public access to trails, parks or <br /> other recreational facilities, increase in open space by 10% over the 50% <br /> minimum, reuse of structures, use of clustered septic, or creation of an <br /> architectural theme <br /> The Planning Commission will be conducting a public hearing regarding the cluster <br /> ordinance at its September 28, 1999 meeting.
