The copy on the sign is "CONOCO". <br /> PUD Signage Standards <br /> The Elk River Crossing PUD development standards include signage <br /> requirements. These standards allow for up to 2 wall signs for each building. <br /> Canopy and awning signs are included as wall signs. Canopy signs are not to be <br /> illuminated. The applicant is asking that the PUD agreement be amended to <br /> allow the following changes to the signage requirements: <br /> • A third wall sign <br /> • An illuminated canopy sign <br /> Existing Signaqe <br /> The applicant has received sign permits for two wall signs and a freestanding <br /> sign. The wall signs read "Express Car Wash" and are located on the north and <br /> south elevations, over the entrance and exit of the car wash. The freestanding <br /> monument sign is located on the west side of the site along Highway 169. The <br /> sign is a 10 foot high monument style sign. A 40 square foot "CONOCO" <br /> emblem is located on the top of the monument sign. <br /> • Analysis <br /> The proposed canopy sign would be visible from vehicles driving south on <br /> Highway 169 and east on Main Street. It would not be visible from vehicles <br /> driving north on Highway 169 or west on Main Street. The sign will be about 6 <br /> feet higher than the monument sign. The applicant has not stated why they need <br /> additional signage, other than the freestanding monument sign. Both the <br /> proposed canopy sign and the monument sign have the "CONOCO" brand <br /> name. Both are visible from the same directions. The proposed canopy sign will <br /> be more visible from vehicles traveling east on Main Street than the monument <br /> sign. However, most customers will be traveling either north or south on <br /> Highway 169 and will be able to see the monument sign. <br /> The proposed canopy sign at 16 square feet is not an excessively large sign <br /> and, other than an accent strip on the bottom of the canopy, will be the only <br /> illuminated portion on the canopy. <br /> Recommendation <br /> If the applicant can convince the Commission that the canopy sign is needed for <br /> product identification, staff can recommend approval of this request. The <br /> proposed signage is not excessive and the intent of the development standards, <br /> • the need to avoid illuminated canopies such as those at the Holiday and Super <br /> S:\PLANNING\SCOTT\CU0101.DOC <br />
