Construction has started on Phase 1 of the building. <br /> Analysis <br /> Access <br /> Access is proposed from the temporary driveway approved as part of Phase 1. <br /> No parking will be allowed within the Ulysses Street right-of-way along the <br /> temporary driveway. <br /> Grading, Drainage and Erosion Control <br /> See attached Howard R. Green memorandum. The City Engineer notes in his <br /> memo that there is not adequate room for the proposed expansion, the pond, <br /> and the fire lane. Staff concurs that the proposed expansion should be reduced <br /> by 10 feet. <br /> Building Elevations <br /> The addition is proposed to be constructed of the same painted rock-face block <br /> proposed under the original proposal. The blocks will be painted buff color with a <br /> • red accent stripe near the cornice. <br /> Parking <br /> With the addition, the applicant has indicated nine additional parking stalls, as <br /> indicated on the original site plan. This does meet the ordinance requirements. <br /> The parking area will need to be surrounded by concrete curb and gutter and the <br /> parking stalls will need to be 9 feet x 18 feet. Parking will be permitted on paved <br /> surfaces only. <br /> Landscaping <br /> The proposed landscape plan indicates existing trees to be saved as well as new <br /> trees to be planted. The existing trees can be counted for credit, depending on <br /> the size and type of tree. Staff will be working with the applicant to ensure that <br /> the ordinance requirements have been met based on the amount of credit given <br /> for the existing trees. <br /> Signs <br /> One monument sign has been indicated along 171St Avenue. Wall signs have <br /> not been identified at this time. The monument sign will be required to be utilized <br /> for tenants in both portions of the building.
