Pedestrian Features — <br /> As Area A develops, the City should establish either paved shoulders or <br /> off—road paths for pedestrians and bicyclists along County Road 30, <br /> Waco Street, Orono Road, and Highway 10. The planned street leading r <br /> from Orono Park to County Road 30 should have sidewalks. A thirty— <br /> to sixty—foot—wide pedestrian access to the riverfront park should be <br /> obtained just south of Boston Street (although motorized access should be C_ <br /> planned only from the eastern end of the park because of poor soil con— <br /> ditions in this vicinity.) r <br /> Public Landscaping <br /> A formal pattern of overstory deciduous trees should be planted along <br /> Waco Street, County Road 30, Orono Road, and Highway 10 through <br /> Area A. Special landscaping emphasis should be given to the pedestrian <br /> connection between Orono Park and the proposed Mississippi River park. <br /> Separating Incompatible Land Uses <br /> One of the most important elements to the overall success of Area A will <br /> be the separation of the industrial or commercial developments from <br /> housing. This should be accomplished as follows: <br /> • Follow the plan for land use and circulation illustrated by the Land I <br /> Use and Circulation Plan: Area A, Figure 4, which separates the 1. <br /> two types of traffic. r I <br /> L <br /> • Observe the guidelines for non—residential site planning described <br /> above. rr <br /> L- <br /> • Amend the Zoning Ordinance to require (in the commercial or <br /> industrial zones which abut residential zones) that parking lots or <br /> truck maneuvering areas be set back at least 30 feet from that <br /> dividing line.
