Memo to Planning Commission/CU 01-05 <br /> February 27,2001 <br /> Page 2 <br /> • The Jiffy Lube site was approved as part of the conditional use permit for the <br /> Wash and Fill. At the time of that approval, the exact tenant for the lube facility <br /> was not known and no freestanding sign was included for that facility. The <br /> location for a freestanding monument sign for Wash and Fill was included on the <br /> approved site plan. The Elk River Crossing PUD allows 1 freestanding sign for <br /> each freestanding building. Therefore, the proposed sign for Jiffy Lube does not <br /> require an amendment to the conditional use permit for the PUD. <br /> The proposed location complies with the required 10 foot setback from the Main <br /> Street right-of-way and the Zane Street right-of-way. The sign will be 10 feet high <br /> and 15 feet wide. The maximum height allowed is 10 feet; there is no maximum <br /> width. The Jiffy Lube portion of the sign is an oval, 15 feet wide and 4 feet high. <br /> The changeable copy portion of the sign, located underneath the Jiffy Lube <br /> portion, is an oval, 12 feet wide and 3 1/2 feet high. The total square footage for <br /> the sign is less than the maximum size allowed, which is 100 square feet. The <br /> brick base of the sign should be wider so that the sign does not appear to be so <br /> top heavy. If the base were 12 feet wide it would be the same width as the <br /> changeable copy portion and would be in better proportion to the rest of the sign. <br /> Recommendation <br /> Staff recommends the Planning Commission recommend approval of Jiffy Lube's <br /> request to amend the conditional use permit for Wash and Fill to allow a <br /> IDfreestanding monument sign with the following conditions: <br /> 1. The applicant applies for a sign permit. <br /> 2. The brick base be widened to 12 feet and the cabinet for the changeable <br /> copy be a 3 1/2 ` X 12' rectangle. <br /> 3.
