Elk River <br /> Independent School District No. 728 requests a CUP for two additions to Parker Elementary <br /> School, located at 500 School Street. According to the City of Elk River Zoning Ordinance <br /> Section 900.10, institutional uses within an area zoned as R-1C (Single Family Residential— <br /> Sewered) require a CUP. The first addition (Area A) is 2,310 square-feet, located at the north <br /> side of the building, and includes a music and band room. The second addition (Area B) is 4,500 <br /> square-feet, and is located on the east side of the building, including a Kindergarten classroom <br /> and two standard classrooms. The following is a summary for the planned improvements to <br /> Parker Elementary: <br /> Site Plan <br /> Setbacks <br /> The additions meet the required setbacks of 30 feet—front, 20 feet—rear, and 10- feet for side <br /> lots. <br /> Lot Coverage <br /> Parker Elementary is located on the same property as Lincoln Elementary and the High School. <br /> Jackson Avenue separates this property into two pieces. The Parker and Lincoln site is <br /> approximately 28 acres east of Jackson Avenue.
