Memo to Planning Commission/Elk River Station <br /> June 26,2001 <br /> Page 3 <br /> • % of Site Dedicated to Uses: <br /> 14.92 acres 24% wetland <br /> 20.84 acres 33% townhouses <br /> 12.37 acres 20% apartments <br /> 10.58 acres 17% commercial/office <br /> 3.22 acres 5% open space <br /> 62.56 acres total site <br /> Issues <br /> Staff and the developer have met several times and the following issues have been brought <br /> up: <br /> • Access <br /> Access to and from the site is still being discussed. Because of the traffic that will be <br /> generated by this project, two access points are needed. The applicant is proposing 2 full <br /> access intersections with Twin Lakes Road, one of which is a traffic circle. Staff has also <br /> asked that the developer look at road connections to the north.A traffic study detailing the <br /> distribution of daily trips is being completed by the applicant. <br /> • • Commercial/Office Component <br /> Additional and more detailed information is needed.The Commission should begin thinking <br /> about design standards for this component of the project. <br /> • Senior Housing Component <br /> Additional and more detailed information is needed. <br /> • Townhouses <br /> Staff has been working with the developer on site layout and creating some useable open <br /> space. <br /> • Apartments <br /> Four apartment buildings are proposed with a total of 228 units.These will be located on the <br /> northern half of the site, in the woods overlooking the wetland. Tree preservation is a <br /> concern in this area.
