All upkeep and;minor maintenance of the trucking equipment will <br /> continue to be done at the Ulysses location. Although this building is zoned highway commercial, <br /> we feel with the upcoming changes to 173rd Street and considering the property is approximately a <br /> quarter mile off Highway 10, this makes it a more undesirable property for its commercial use due <br /> to poor accessibility once the road construction project is complete. Also, the property is in the same <br /> development area as our existing property and lie within one hundred feet of each other. In attempt <br /> to keep the company running and operating in the City of Elk River, this property is essential to the <br /> growth of the company. <br /> In conclusion, we understand the property is zoned highway commercial laying next to our Ulysses <br /> property which has been approved for our occupancy. The Planning and Zoning Commission needs <br /> 4111 to be more receptive to the wants and needs of the business community as they are the ones <br /> supporting and providing job opportunities for the residential growth of the Elk River area.
