VI. Industrial <br /> • A. INTRODUCTION <br /> The City is concerned with providing an appropriate industrial base to supply jobs for its <br /> residents and to ensure a strong tax base. There is a need for lands designated for industrial <br /> use to ensure ample opportunity for a wide variety of industrial applications. <br /> B. GOALS <br /> The following is a summary of the City's goals and objectives as they relate to industrial <br /> development. <br /> 1. GOAL: Maintain and encourage the continuation of well-designed employment and <br /> business opportunities in close proximity to the community. <br /> POLICIES: <br /> • Limit development of strip or scattered site industrial operations along the City's <br /> major roadways. <br /> • Encourage industrial expansion in close proximity to existing services. <br /> • Evaluate all proposals for industrial development to determine impact on municipal <br /> and natural systems. <br /> • • Industrial development should be located next to adequate transportation system. <br /> 2. GOAL: Preserve, maintain and/or strengthen the physical and visual qualities unique <br /> to the community. <br /> POLICIES: <br /> • Establish controls for the size and placement of signage, screening, noise and other <br /> visual concerns for industrial operations within the City limits. <br /> • Require that developers provide for buffer area between differing, non-compatible <br /> land use, whenever possible making use of the natural land characteristics. <br /> • Encourage well designed buildings that are visually consistent with the surrounding <br /> area. <br /> C. CURRENT STATUS <br /> 1. Industrial Zones <br /> The City has three industrial zoning designations in effect. The designations are as <br /> follows: a. Light Industrial (L1) <br /> b. Medium industrial (L2) <br /> c. Business Park (BP) <br /> • A complete inventory of land zoned for industrial development is illustrated in Figure 6-A. <br />
