Memo to Steering Committee Page 2 <br /> August 17, 1995 <br /> • Summary of Recommendations <br /> The following is a list of the components of the Comprehensive Plan that <br /> have been presented to the Steering Committee and the accompanying <br /> recommendations that have come forth. <br /> 1. Industrial Development <br /> • Industrial Development is projected to absorb approximately <br /> twenty-five acres per year. <br /> • Industrial Development is important for the community. <br /> • There currently is industrial land available for development; <br /> however, much of it does not have city water and sewer. <br /> • The City needs to look into the future for its industrial needs and <br /> preserve industrial opportunities. <br /> • Industrial property needs to be near transportation systems, have <br /> city water and sewer, and be compatible with adjacent land uses. <br /> • • The gravel mining area north of 197th Avenue should be given <br /> consideration for industrial opportunities after the mining has been <br /> completed. <br /> • A mix of light, medium, and business park industrial opportunities <br /> should be provided throughout the community. <br /> • There appears to be adequate property zoned for business park <br /> purposes; however, additional property zoned for light and medium <br /> industrial is needed. <br /> • It is recognized that industrial development typically occurs slower <br /> that commercial. Therefore, prior to rezoning industrial property <br /> for some other immediate use, additional industrial should be <br /> added to the inventory. <br /> 2. Commercial Development <br /> • Establish a new "neighborhood" commercial zoning district for <br /> areas that are appropriately located to serve residential areas. <br /> This district should included uses that are commercial and service- <br /> oriented and will be compatible with residential areas. <br />
