Country View Mobile Home Park
Country View is a typical mobile home park for the City of Lakeville. It provides low cost, owner-occupied
housing for lower income residents. The homes vary in value from S3,000 to 525,000. The homes arc primarily
Ask
occupied.
Zoning: R-M Average Property Taxes: S469*
School District: Farmington Avg. # Children per Unit: 1.07
Avg. Market Value: S21,772 Avg. #People per Unit: 2.83
Average Unit Age: Variable
ANALYSIS:
Country View turns an overall negative fiscal impact for the City. Police service is primarily for crimes against
people, such as assaults or domestic calls. It is mainly serviced by the Apple Valley commercial area on Cedar '
Avenue. It represents a typical mobile home park for the City. Though it may be in better condition than other
parks in the area, it does represent what future parks would look like.
I COUNTRYVIEW MOBILE HOME PARK
~, u
•
1_?` .' . -.' 4 '-,max. v .. The mobile homes provide housing affordability through lower quality
construction and smaller lot sizes. The City would do well, from a fiscal standpoint, to make efforts to minimi?•
police services through crime prevention programs possibly financed by the mobile home park owner.
Special Notes: Mobile home parks are responsible for the construction and maintenance of their own roads.
•
27
