y of
i1kRiver MEMORANDUM
TO: Steering Committee
FROM: Steven B. Ach, City Planner„ ,
DATE: July 6, 1995
SUBJECT: Residential Plan
Enclosed is a copy of the information submitted to the Steering Committee on
February 9, 1995, when the residential component of the comprehensive plan
was first discussed (Exhibit A). In addition to the information included in the
earlier packet, the following is a list of issues discussed at previous meetings
of the Steering Committee:
• Single Family Residential - There has been some discussion whether the
• City should look at increasing the minimum lot size for single family
developments. Currently, the City has four single family zoning districts
for the urban service area. These four areas are as follows:
• Rlb - 12,000 square foot lots
• Ric - 10,000 square foot lots
• Rld - 14,000 square foot lots
• R1e - 20,000 square foot lots
The Committee may wish to discuss the appropriateness of these zones
and if there are areas of the City that should be developed with larger
lots than the traditional 10,000 square foot minimum.
The rural residential zones of Rla (2-1/2 acre minimum) and Al (10 acre
minimum) make up the north half of the community. Once again, any
adjustments to these districts should be discussed.
• Ten Acre Minimum - Currently, all of the land lying north of County Road
33 is in the A-1 (Agricultural Conservation) zoning district and requires a
minimum lot size of 10 acres. This 10 acre minimum was established to
preserve the rural environment of the community while encouraging
growth to occur in an orderly fashion from the central core outwards.
• Included in the packet of information dated February 9th the fiscal
13065 Orono Parkway • P.O.
