Ach, City Planner, d_,
DATE: June 15, 1995
SUBJECT: Agenda Items
Decisions on Commercial Development
At the last Steering Committee meeting several decisions were made
regarding commercial development. Attached is a number of maps
illustrating the Committee's recommendations on various rezonings and land
use amendments. Please review this information to confirm its accuracy with
the discussions that took place at the last meeting.
• • Exhibit A and Exhibit B - These two maps illustrate the zone change and
land use plan amendment of the County Fairgrounds property from R3
(Multi-family) to BP (Business Park).
• Exhibit C and Exhibit D - These two maps reflect the changes to
accommodate future commercial at the northwest corner of Proctor and
Highway 10. Currently there are several single family homes in the area;
therefore, it was suggested the area be rezoned from R3 (Multi-family) to
R1C (Single Family), however, the land use plan be changed from MR
(Medium Density Residential) to HB (Highway Business) to reflect the
future use of the property as commercial.
• Exhibit E - This map highlights the Jackson Avenue Area extending
north from the downtown. Specifically, the Morrell property at the
southwest corner of Jackson and School Street being rezoned from R4
(Multi-family) to C2 (Office District). In addition, the east side of Jackson
Avenue would be rezoned from R4 (Multi-family) to R2 (Two-Family
Residential).
• Exhibit F - This map, once again, illustrates the land use plan change
that would need to occur on the Morrell property to be consistent with the
• zoning of C2 (Office District).
1306.5 Orono Parkway • P.O.
