Page 5 <br /> Area #1 <br /> • This area is approximately 200 acres in size and contains a mixture of vacant <br /> and developed land. Once again, this area is beyond the urban service area, <br /> as identified by the Steering Committee, and therefore presents the same <br /> question as the commercial area which lies outside the urban service area. <br /> In addition, the City of Ramsey has responded in a letter expressing concern <br /> with compatible land uses along the Elk River and Ramsey city limits. <br /> Area#2 <br /> This triangular piece of property in the downtown area is currently zoned I1 <br /> (light industrial) and contains River Valley Lumber, the Eagles Club, and the <br /> vacant NAPA building. Recently, both the Eagles Club and River Valley <br /> Lumber have expressed interest in having the property rezoned to <br /> commercial. <br /> Area #3 <br /> This area is approximately 20 acres in size and is the current site of the <br /> County Fairgrounds. The current zoning is R3 (townhouse/multi-family <br /> residential). This area has been discussed by the Steering Committee in the <br /> • past as a possible site for expanding the business park. <br /> Conclusion <br /> In concluding the discussion on commercial/industrial development, the <br /> Steering Committee should review and comment on the current goals and <br /> policies.
