Steering Committee Page 4 <br /> Continued <br /> • Two access points at Waco and Joplin will serve the area. Each intersection <br /> is planned to have a signal for controlled access to Highway 10. The frontage <br /> road between Waco and Joplin will act as a collector street servicing the <br /> entire area. By design of the frontage road, there may be opportunity for <br /> limited (neighborhood) commercial to serve the residential area. Given the <br /> existing condition, the best opportunity for this commercial appears to be at <br /> the Joplin and Highway 10 intersection where a two to three acre site could <br /> be achieved. <br /> Business Park Development <br /> As discussed at previous meetings, the need to designate and preserve lands <br /> for industrial development is a important goal of this comprehensive plan. <br /> The business park zoning designation, along the south side of Highway 10, <br /> has recently been approved by the City Council. The business park's location <br /> next to Highway 10 will provide the opportunity to create a high profile <br /> appearance to the West Highway 10 corridor.
