Provides the opportunity for a specific commercial plan to be proposed <br /> • which may have less impervious area than the concept plan illustrates. <br /> Parking Analysis <br /> Michael Trossen has provided a parking survey of other assisted living <br /> projects. It appears other facilities have parking at 1 stall per 2 unit ratio. <br /> Based on this ratio the parking shown on the proposed site plan should be <br /> adequate. However, it is incumbent upon Guardian Angels to determine if <br /> the amount of parking is adequate regardless what the ordinance may <br /> require. On street parking in this complex may be restricted as requested by <br /> the Fire Chief. <br /> * 80 units proposed <br /> * 1 space/2 units <br /> * 40 stalls required <br /> * 60 stalls provided <br /> Project Entrance <br /> The entrance has been redesigned to accommodate additional vehicles <br /> leaving the site. Terry Maurer will be analyzing the trips generated from the <br /> • entire complex, including 43,000 square feet of office/medical, to make sure <br /> the entrance will be adequate. <br /> Landscaping <br /> The plan has obviously increased the quantity of landscape material. Two <br /> areas need additional attention: <br /> * Along the west property line where the project abuts single family <br /> residential. <br /> * Strategic locations along the lake and between the units. This is <br /> required as part of the increased density along the lake. <br /> Building Elevations <br /> No building elevations have been submitted for review. Michael Trossen has <br /> verbally explained what the building may look like; however, no plans are <br /> available at this time.
