Each of the assisted living units have an area of approximately 480 <br /> square feet. This building is proposed to be a two-story structure. <br /> Site Plan Review <br /> • Parking/Circulation <br /> 1. The design of the entrances off Joplin frontage road will need to be <br /> reviewed to determine the appropriate width and striping of lanes. <br /> 2. It is unclear why the parking lot serving the commercial building has a <br /> "curvilinear design". Consideration should be given to provide a more <br /> conventional design. <br /> 3. Several of the driveways entering the townhomes have difficult <br /> turning movements to enter the garages. This should be reviewed to <br /> try and improve this turning movement. <br /> 4. The distance between the garages on units 16 and 17 and 14 and 15 is <br /> about 45 feet. It may be difficult for a resident to enter or back out of <br /> these driveways if a vehicle is parked in the opposing driveway. A <br /> • desirable distance between garages should be 60-65 feet. <br /> 5. The Fire Chief has requested an emergency access be provided from <br /> the driveway to the motel. The access drive will be used for only <br /> emergencies. Furthermore, the access drive can double as a pedestrian <br /> trail as requested by the Park & Recreation Commission. <br /> 6. Depending upon the type of commercial business, parking will need to <br /> be provided in accordance with the City ordinance. Currently there is <br /> not enough parking shown to serve the commercial building. <br /> 7. The Fire Chief has indicated a possible need for no parking signs <br /> throughout the project. This will need to be monitored and signs will <br /> have to be installed if a problem arises. <br /> 8. All parking and driveways shall be bounded with concrete curb and <br /> gutter (B612). <br /> 9. The radius of the private street should be increased to allow larger <br /> delivery trucks and emergency vehicles easier access throughout the <br /> site. <br /> • <br /> f:\shrdoc\planning\pc\p97-12x3.doc <br />
