Based on full development and <br /> maximum day use along with a fire without looping the water system there would <br /> only be approximately 1,250 gallons per minute provided. Looping the <br /> watermain to the east thorough the Elk Motel property, to the bowling alley, <br /> would provide for over 2,500 gallons per minute. Therefore, we would <br /> recommend that as part of this project a concurrent public improvement be <br /> undertaken to loop the watermain from the Guardian Angels site to the entrance <br /> of the Elk Bowl. As you are aware, we had a meeting with the owners of the Elk <br /> Motel and they indicated their willingness to participate with this type of <br /> improvement. We would recommend that when this development receives <br /> preliminary City Council approval, the issue of initiating a public improvement to <br /> loop the watermain and possibly install sanitary sewer to the Elk Motel, be <br /> discussed with the City Council <br /> 3. Each of the townhouse units must have a separate sanitary sewer and water <br /> service provided. <br /> E. Preliminary Plat <br /> 1. As mentioned previously, we believe that the pond should not be located in an <br /> outlot. Perhaps Outlot A could just be made part of the townhome general area <br /> so that it is clearly in the ownership of Guardian Angels, at least for routine <br /> • maintenance (grass cutting and litter pick-up). <br /> 2. Easements do not need to be provided for storm sewer lines. such as in the <br /> commercial lot parking area. <br /> 3. The easement for the public utilities is shown as 25-feet wide. This area needs <br /> to be wide enough for sanitary sewer, watermain, and all of the other utilities <br /> such as gas, telephone, electric, and cable N.
