Item# 7.2. <br /> lly of � MEMORANDUM <br /> EIKRiver TO: Planning Commission <br /> FROM: Scott Harlicker, Planning Assistan <br /> DATE: October 28, 1997 <br /> SUBJECT: Discuss Ordinance Amendment for <br /> Accessory Structures <br /> Issue <br /> At the city Council meeting held last Monday October 20th , the Council <br /> discussed the Tim Smith variance to exceed the maximum square footage <br /> allowed for accessory buildings and to the architectural standards. The <br /> Commission denied the request in August. As a result of that application, <br /> and several other similar requests, the city will be initiating a review of the <br /> ordinance as it relates to accessory buildings. <br /> • The Council postponed the Smith variance request and a similar request by <br /> John Paul until the November 3rd Council meeting. They requested that a <br /> discussion item be placed on the Commission's October 28th meeting to <br /> discuss possible changes to the existing ordinance regulating accessory <br /> building size and architecture. <br /> One option that staff has discussed would allow lots located within the urban <br /> service area, over 5 acres in size, be allowed to construct accessory structures <br /> based on the same standards as property located in the Rla and Al districts. <br /> I have attached for your reference current regulations on accessory buildings. <br /> For instance, a 6 acre lot in the Rlb district would be allowed 3500 square <br /> feet of accessory building area, same as the Rla district. Lots less than 5 <br /> acres would be allowed 1200 square feet, same as the current requirement. <br /> Five acres was pick as a cutoff point because that is the minimum size lot <br /> needed for agricultural uses in the urban service area. <br /> Please be prepared to discuss this and any other options that you believe <br /> might work.
