We have the following comments on the Preliminary Grading Plan: <br /> ■ The high point indicated by flow arrows of 69.5 in the driveway access off of Eva-is <br /> Street actually is not a high point, but will allow water to flow out to Evans Street. This <br /> elevation should be raised accordingly to provide for a denial to keep stormwater runoff <br /> inside the project site. <br /> ■ The Grading Plan shows a pedestrian ramp at the east end of the sidewalk whe:-e it <br /> accesses the drive-through. We do not feel that a pedestrian ramp is necessary at this <br /> location. There is already a ramp shown on the south side of the building adjacent to <br /> the main entrance. <br /> ■ We would suggest that the concrete island be extended from the building site to define <br /> the drive-through and stacking necessary for a minimum of five cars. This will vs.() <br /> necessitate the removal of a few of the parking stalls on the first double row at the east <br /> end to facilitate a driving lane for cars wishing to access the parking stalls. <br /> 5. The Preliminary Utility Plan shows a hydrant in the island at the east end of the building <br /> site. The hydrant is shown as an existing facility. We do not believe that the hydrant is in <br /> place. However, the Fire Chief has requested that a hydrant be located in this island for <br /> fire protection of this structure. The 2-inch water service shown to serve the building could <br /> be tapped off of the 6-inch lead for this fire hydrant if it is more economical. Sanitary sewer <br /> • service is available to the east side of the building site and a 6-inch sanitary sewer service <br /> is shown to be extended to serve the building. A 30-inch storm sewer line is available on <br /> the west side of the site and a new catchbasin is shown to be constructed over the existing <br /> storm sewer line to collect drainage from the drive-through area. <br /> If you have any questions regarding these comments, please call. <br /> Sincerely, <br /> Ho��R_ Green Company <br /> Te/ J.
