As pointed out above, the <br /> existing land use of park and Community Education facilities both are <br /> allowed in the single family residential district as conditional uses. The <br /> proposed Area Learning Center would also be a conditional use in the Rlc <br /> district, much like any other institutional facility. <br /> Recommendation <br /> It is recommended the Planning Commission recommend approval of the <br /> requested zone change and Land Use Plan amendment by Independent <br /> School District#728, rezoning certain properties from I-1 (Light Industrial) <br /> and R4 (Multi-family Residential) to R1c (Single Family Residential), and <br /> amending the Comprehensive Land Use Plan from LI (Light Industrial) to <br /> MR (Medium Density Residential), based on the following findings: <br /> 1. The rezoning will be consistent with adjacent residential zoning <br /> district. <br /> 2. The existing land use of park and community facilities are allowable <br /> • uses under the Rlc zoning district. <br /> 3. The rezoning to Rlc gives a more accurate representation of the long <br /> term land use needs for this area. <br /> 4.
