( <br /> .--Q '-'\ <br /> Item# 6.7. <br /> 'ty of _, / MEMORANDUM <br /> FAkRiver TO: Planning Commission <br /> FROM: Steve Ach, City Planner j <br /> DATE: May 26, 1998 <br /> SUBJECT: Consider Approval for the Sale of <br /> City Property, General Planning <br /> Permit Case No. GP 98-4 <br /> Request <br /> The Planning Commission is asked to consider if the sale of city property at <br /> the northwest corner of Highway 169 and 193rd (Highway Commercial . <br /> Addition) is consistent with the City 's Comprehensive Plan. <br /> Overview <br /> III <br /> Whenever the city purchases or disposes of real property, the Planning <br /> Commission is asked to consider if the transaction is consistent with the <br /> city's Comprehensive Plan. The property in question is at the northwest <br /> corner of 193rd Avenue and Highway 169 as shown on the attached exhibit. <br /> This property was recently platted into one commercial lot with the intention <br /> of developing the vacant portion at the immediate corner of Highway 169 and <br /> 193rd Avenue. <br /> Staff has prepared several concept plans of how the property may be <br /> developed with various size buildings and parking lot configurations. These <br /> concepts are important to help market the property for the most desirable <br /> user at this location. The current zoning of C4 (Neighborhood Commercial) <br /> includes a list of uses which are compatible with the residential area <br /> immediately to the north and west. Access to the site would be via Holt <br /> Street with an entrance most likely occurring opposite 193rd Avenue as it <br /> extends to the west of Holt. As discussed previously with the Planning <br /> Commission, the wooded area would serve as a buffer between the <br /> commercial and the residential and is intended not to be disturbed as part of <br /> development of this site. <br /> III <br /> 13065 Orono Parkway • P.O.
