The approval of a C.U.P. and a Preliminary Plat <br /> • for the subdivision of the property is also being sought. <br /> PROJECT NARRATIVE <br /> EXISTING CONDITIONS <br /> The 361.2 acre site is currently in three main uses. The northern half is undeveloped and <br /> consists of wetlands, rolling wooded hills, and open meadows. The southern half <br /> generally consists of agricultural and hog farming operations with the western area being <br /> a large 40 acre wetland. Trott Brook flows along a significant portion of the eastern <br /> property boundary. <br /> ABUTTING LAND USES <br /> Surrounding land uses include undeveloped farmland to the north, residential and <br /> industrial development to the west, undeveloped and park land to the south, and <br /> agricultural land to the east. Properties to the north and east are characterized by <br /> numerous wetlands and rolling wooded hillsides. <br /> ACCESS <br /> • Access to the property will come from County Road 13 to the west, and County Road 12 <br /> on the south. Plans are currently underway to realign County Road 13 to the east of the <br /> PROJECT NARRATIVE <br /> TROTT BROOK FARMS 2 <br />
