Memo to Planning Commission/CU 98-12 <br /> May 26, 1998 <br /> Page 2 <br /> • Additions <br /> The proposed addition to the storage building will have a metal exterior to <br /> match the existing building. It will have a single overhead door which opens <br /> into the interior of the site. The proposed addition to the warehouse will have <br /> a metal exterior to match the existing warehouse, with brick on the south <br /> side, facing the street, to match the brick on the office portion of the building. <br /> Site Improvements <br /> • Parking lot <br /> The parking area should be paved. That portion of the parking lot not paved <br /> should be paved to match existing pavement. Curb and gutter should be <br /> installed to match what was stubbed in along County Road 1. <br /> • Landscaping <br /> The applicant has proposed to plant vines on the fence to provided screening <br /> for the outdoor storage area and a landscaped product display area adjacent <br /> to the parking lot and office. <br /> IIEasements <br /> There is a drainage easement shown over the southwest portion of the <br /> property. The survey also shows the outdoor storage area and covered storage <br /> buildings encroaching into that easement. However, the applicant researched <br /> Sherburne County records and found that it had never been recorded. The <br /> easement description should be revised so that it does not include the <br /> developed portion of the site and the revised easement recorded with the <br /> county. <br /> Recommendation <br /> It is recommended the Planning Commission recommend approval of Elk <br /> River Brick and Stone's request for a conditional use permit to construct <br /> additions to their covered storage building and warehouse with the following <br /> conditions: <br /> 1. The parking area be paved and bounded by curb and gutter. <br /> 2.
