A PLANNED UNIT DEVELOPMENT ALLOWS A COMPREHENSIVE REVIEW OF <br /> DEVELOPING THE PROPERTY. <br /> 3. THE PROPOSED REZONING WILL BE CONSISTENT WITH THE CITY'S <br /> COMPREHENSIVE PLAN. <br /> 4. A PLANNED UNIT DEVELOPMENT ALLOWS FOR FLEXIBILITY IN SUBDIVISION <br /> DESIGN. <br /> COMMISSIONER KUESTER SECONDED THE MOTION. THE MOTION CARRIED 7-0. <br /> COMMISSIONER COTE MOVED THE PLANNING COMMISSION RECOMMEND <br /> APPROVAL OF THE REQUEST BY CONTRACTOR PROPERTY DEVELOPER'S COMPANY <br /> FOR PRELIMINARY PLAT APPROVAL AND CONDITIONAL USE PERMIT FOR TROTT <br /> BROOK FARMS, PUBLIC HEARING CASE NUMBERS P 97-8 AND CU 97-11, WITH THE <br /> FOLLOWING CONDITIONS: <br /> 1. THE NUMBER OF TOWNHOUSES IN BLOCK 2 OF THE TOWNHOUSE <br /> DEVELOPMENT IN THE SOUTHWEST CORNER OF THE SITE BE REDUCED BY AT <br /> LEAST 8 ADDITIONAL UNITS, FROM 156 TO 136 TOTAL UNITS. <br /> 1111 2. THAT THE DEVELOPER WORK WITH STAFF TO CREATE A LARGER CENTRAL <br /> OPEN SPACE IN THE TOWNHOUSE DEVELOPMENT IN THE SOUTHWEST CORNER <br /> OF THE PLAT. <br /> 3. THAT THE DEVELOPER DEMONSTRATE ON THE GRADING PLAN HOW THE TROTT <br /> BROOK TRAIL IS ACCESSED FROM STREET O. <br /> 4. ELEVATIONS FOR THE TOWNHOUSE DEVELOPMENTS BE SUBMITTED FOR <br /> REVIEW AND APPROVAL. <br /> 5. SIGNAGE FOR THE DEVELOPMENT SHALL BE REVIEWED AND APPROVED BY <br /> STAFF. <br /> 6. ALL COMMENTS RAISED BY THE DEPARTMENT OF NATURAL RESOURCES SHALL <br /> BE INCORPORATED INTO THE PLAT. <br /> 7. EACH SINGLE FAMILY LOT SHALL RECEIVE 1 STREET TREE AND 1 FRONT YARD <br /> TREE; CORNER LOTS SHALL RECEIVE 1 STREET TREE AND 1 FRONT YARD TREE <br /> PER STREET FRONTAGE. <br /> 8.
