Memo to Pat Klaers/CU 97-11
July 10, 1998
Page 4
0 The subdivision regulations require one street tree and one front yard tree be
planted in each lot. Corner lots get one street tree and one front yard tree per
street frontage. It appears that each single family lot has a street tree;
however, front yard trees should also be shown on the landscape plan.
Landscaped berms have been provided along County Roads 12 and 13 to
serve as a buffer for the townhouses. The height of the berms vary from 2 feet
to 8 feet. A minimum berm height of 4 feet should be considered.
Landscaping on the berms includes pines, spruce and assorted overstory
trees.
Signage is also proposed. Entry signs are proposed for the intersection of
County Road 12 and 13 and at the 3 entrances into the project. The proposed
project signs are 16 feet long by 4 feet high with stone pillars at each end.
There are also numerous neighborhood identification signs located
throughout the project; most of these signs are 4' by 8' and placed between
stone or wood columns. Almost every intersection has some type of
neighborhood identification sign placed at it. Staff questions the size and
number of the proposed signs. It is suggested that this item be further
discussed between staff and the developer to ensure the size and number of
the signs is not excessive.
•
•
\\elkriver\sys\shrdoc\planning\scott\cu9711rv.doc
