Lot widths of the single family lots <br /> • Landscaping and site amenities <br /> Density and Residential Mix <br /> The project consists of 630 units with 280 town houses and 350 single family <br /> homes. 55.5% of the units are single family and 44.5% are townhouses. The <br /> townhouses are concentrated in the northwest corner, southwest corner and <br /> southeast corner of the project along County Roads 12 and 13. These areas <br /> appear to be the most suitable for townhouse development because of the <br /> absence of trees and the relatively level topography; however, there are 4 <br /> small wetlands in the southeast corner, 2 wetlands in the southwest corner <br /> and 2 large wetlands in the northeast corner that have to be avoided. <br /> Overall density of the project, including the single family lots and the <br /> townhouse lots, is 2.5 units per acre. However, the density of the townhouse <br /> developments along County Road 12 does raise some concerns. <br /> The townhouse development in the southwest corner of the site has 156 <br /> units on approximately 21 acres. This works out to a density of about 7.3 <br /> • units per acre. For a comparison, the townhouse development in the <br /> northwest corner has 39 units on approximately 11 acres with a density of 3.5 <br /> units per acre. <br /> The townhouse development in the southeast corner has 85 units on <br /> approximately 21.6 acres with a density of about 3.9 units per acre. Even <br /> though the density of this development is less than the other townhouse <br /> development along County Road 12, the layout of the buildings is <br /> comparable. By that I mean the spacing between the buildings is similar. The <br /> concern with the high density is the design of the open space and lack of open <br /> space between the buildings. The driveways and sidewalks use up much of <br /> what open space there is between the buildings. There is a 75 foot wide gas <br /> line easement that runs along the north side of these townhomes, which <br /> provides some usable open space and could be developed as an amenity <br /> integrated into the design. <br /> One option to reduce the density in this area of the project would be to <br /> eliminate some single family lots located along County Road 12 and spread <br /> the townhouses along County Road 12 to the main entrance into the project. <br /> A second option would be to keep the single family lots and reduce the <br /> number of townhomes in this portion of the project. <br /> IIInternal Connections <br /> \\elkriver\sys\shrdoc\planning\scott\cu9711rv.doc <br />
