In general, the building will <br /> provide indoor storage and provide greater security of tools and equipment, <br /> and a tidier site. <br /> Access <br /> Access to the building site will be via existing access drives from Highway <br /> 169 and 213th Avenue NW. <br /> Architectural Requirements <br /> The Elk River City Ordinance requires 25% of the exterior building be <br /> finished with approved or comparable exterior building finishes. The <br /> proposed building would comply with this requirement. <br /> Recommendation <br /> Staff recommends that the Planning Commission recommend approval of a <br /> conditional use permit amendment to allow the construction of a storage <br /> II building with the following conditions: <br /> 1.
