The following is a summary of our preliminary
review of the Meadowvale Townhomes Development along County Road 44:
The south access onto County Road 44 should be aligned with the existing Elgin Drive.
The north access could be permitted contingent on eliminating it when development is expanded and an
alternate second access is located possibly to 193' Street
Interior roads must be connected to provide a second access to each townhome.
50" right-of-way must be provided. This may include enough room for a separated trail when the road is
reconstructed to an urban type design. The trail should be built so as not to create excessive grade
differences between the road and the trail.
Access permits must be obtained from the county which would require the developer to pay for stop signs..
If you have any concerns questions please give me a call.
Sincerely,in
oc,();1jAPIrill>
David R.
