Adjacent land uses include agricultural and LeFebvre Trucking. <br /> Rezoning <br /> In order to construct the proposed tower, a rezoning to AT is required. This <br /> overlay district was established to manage the proliferation of antenna <br /> towers and to insure there proper placement regarding health, safety and <br /> welfare of the community. This overlay district does not change the <br /> underlying PUD zoning district, all the uses allowed and the dimensional <br /> regulations in the PUD district will continue to be allowed on land zoned AT. <br /> In considering a rezoning request of this nature, consideration should be <br /> given to the existing conditions within the area directly and indirectly <br /> affected by the proposed rezoning as well as the compatibility with <br /> surrounding land uses. <br /> The rezoning request should not adversely impact and would be compatible <br /> with the zoning and current use of the property which is under consideration <br /> for rezoning and adjacent properties. The applicant has indicated they need <br /> • this tower in order to meet their communication and dispatch needs. The <br /> applicant stated they investigated co-locating on the towers owned by AT&T <br /> and APT and found that they could not meet their coverage needs. <br /> Conditional Use Permit <br /> Co-location Requirements <br /> The applicant has indicated verbally they contacted the owners of the two <br /> nearest towers, APT and AT&T and found they could not meet their <br /> communication needs by co-locating on either of those towers. <br /> Construction Requirements and Design Standards <br /> The applicant is proposing to construct a lattice type tower with guy wires. It <br /> will be located on the roof of their building. The only construction information <br /> provided at the writing of this report showed the proposed height and type of <br /> the tower, proposed location on the building and the spacing of the guy wires. <br /> A lattice type tower is allowed because this is a private tower; a monopole <br /> design is required for commercial wireless telecommunication towers. <br /> • <br /> \\elkriver\sys\shrdoc\planning\scott\cu99-3.doc <br />
