The plat takes the largest remaining undivided piece of that development and divides <br /> • <br /> it into two lots, which run north and south from Business Center Drive to 183rd Avenue. Lot 1 on <br /> the west appears to be just less than six acres and Lot 2 on the east side appearing to be <br /> approximately eight acres. We find that the plat meets the City requirements according to the <br /> ordinance. We would, however, make one comment regarding public utilities to service these <br /> two Lots. When this preliminary plat was originally laid out, it was anticipated that this area <br /> would be serviced by a cul-de-sac extending from Business Center Drive to the south. When <br /> the utilities where put into Business Center Drive they were laid out with this cul-de-sac plan in <br /> mind. The original plan called for the centerline of the cul-de-sac at Business Center Drive to be <br /> approximately 85 feet east of the new proposed lot line between Lots 1 and 2. Therefore, this is <br /> the location that sanitary sewer and water are stubbed to the south for service. When <br /> development occurs on both of these two Lots, provisions will need to be made and potentially <br /> additional easements granted to extend the utilities into Lots 1 and 2. <br /> If you have any questions regarding this information, please call. <br /> Sincerely, <br /> HOWARD R.
