Memo to Planning Commission/p99-2pc <br /> January 26, 1999 <br /> Page 2 <br /> • The proposed lots are adjacent to business park zoning on the northeast, and <br /> single family residential zoning on the south and southwest of the plat. A <br /> condition of the platting of Country Crossing Business Center Second <br /> Addition was a buffer strip consisting of earth berming and planting to be <br /> installed along 183rd Avenue (adjacent the residential property) at the time <br /> the parcels are developed. The condition would be a requirement of any <br /> development in the Third Addition as well. <br /> Access to the proposed lots is off of Business Center Drive which will <br /> minimize the impact on the neighboring residential properties. <br /> Development proposals of a permitted use for the proposed lots will be subject <br /> to staff site plan review. Conditional uses for the proposed lots will require a <br /> conditional use permit and additional reviews by the Planning Commission <br /> and City Council. <br /> Drainage and Utilities <br /> Utilities are currently available to serve the proposed properties off of 183rd <br /> Avenue. The preliminary plat shows the required drainage and utility <br /> easements. <br /> • Park and Recreation Commission <br /> On January 13, 1998 the Park and Recreation Commission reviewed the <br /> preliminary plat. The comments were limited to questions regarding <br /> location of sidewalks and agreement with staff recommendations. <br /> Recommendation <br /> It is recommended that the Planning Commission recommend approval of the <br /> Preliminary Plat of Country Crossing Business Center Third Addition with <br /> the following conditions: <br /> 1. THAT A BUFFER STRIP CONSISTING OF EARTH BERMING AND PLANTING <br /> BE INSTALLED ALONG 183RD AVENUE (ADJACENT THE RESIDENTIAL <br /> PROPERTY)AT THE TIME THE PARCELS ARE DEVELOPED. <br /> 2.
