Memo to the Planning Commission/CPDC <br /> May 27, 1997 <br /> Page 2 <br /> • Overview <br /> At Tuesday night's meeting, the project will be presented to the Planning <br /> Commission by Westwood Professional Services, Inc. to give the Planning <br /> Commission an overview of the entire planned unit development. Staff <br /> realizes that the size of this project will require two meetings by the <br /> Planning Commission; therefore, the first meeting will be dedicated to <br /> discussing the overall concepts of the plan and receive direction from the <br /> Planning Commission with any changes or conceptual concerns the <br /> Commission may have at this point. After receiving the Planning <br /> Commission's input at this initial meeting, staff will continue to meet with <br /> the developer and possibly have an opportunity to present the plan to the <br /> Planning Commission at the June workshop, prior to submitting the plans <br /> back to the Planning Commission on June 24th for a recommendation to the <br /> City Council. <br /> Some of the issues the Planning Commission may want to think about <br /> include the following: <br /> • Land use distribution throughout PUD <br /> • Varying lot sizes <br /> • Protection of wetland, natural areas and woodlands <br /> • <br /> • Landscaping/amenity package to be included in the development <br /> • Pedestrian system throughout the development <br /> Park & Recreation Commission Recommendation <br /> The Park & Recreation Commission has reviewed this development at two <br /> prior meetings. The project will continue to be massaged to satisfy the Park <br /> & Recreation Commission's recommendations of creating a centralized park <br /> in the middle of this area. Westwood Professional Services has created a <br /> park concept plan for Outlot C (see attached). The Park Commission's <br /> recommendation at the last meeting was to look at increasing the size of this <br /> area to create more usable open space along with retaining some of the <br /> natural areas for diversified park use. The developers may have a new <br /> sketch available for Tuesday night's meeting to present to the Planning <br /> Commission. <br /> Recommendation <br /> In summary, the Planning Commission is being asked to review the overall <br /> development plans and provide comments based on a "first blush" review of <br /> this planned unit development.
