Memo to the Planning Commission/CU 7-4 <br /> February 25, 1997 <br /> Page 3 <br /> As mentioned in the Holiday report, the connecting drive between Applebees <br /> and Holiday across Lot 2, Block 1 will need to be completed at the same time <br /> the Applebees and Holiday Station are constructed. This driveway will be <br /> necessary to facilitate drainage of the parking areas, as well as providing <br /> that immediate connection between the two initial sites to be developed. <br /> Building Elevations <br /> The proposed building elevations are identical to any Appplebees that has <br /> been constructed around the metro area. The materials include primarily <br /> face brick with a series of windows around the dining area. The windows are <br /> also covered with a decorative awning with Applebee's color scheme of green, <br /> sand and rust. Decorative lamps which are attached to the building will <br /> surround the entire building. As mentioned earlier, the entire trash <br /> enclosure and storage area will be completely enclosed with a brick material <br /> matching the building. <br /> On-Sale Liquor <br /> As previously mentioned, Applebee's will have a bar area offering the sale of <br /> liquor for on-site consumption. On-sale liquor is a conditional use as stated <br /> in the zoning ordinance. However, liquor establishments are also required to <br /> • obtain a liquor license from the City Council. The City does not have any <br /> "setback requirements" from other uses such as public facilities; therefore, <br /> staff does not foresee a conflict with the sale of liquor at this location. <br /> SiMnage <br /> Applebees' sign package includes a wall sign on the front of the store facing <br /> Freeport Avenue, as well as a wall sign on the south side facing the <br /> northbound traffic on Freeport. Applebees' freestanding signage will be <br /> placed along Freeport Avenue and will consist of a monument-style sign with <br /> dimensional requirements (height - 10 ft., size - 100 sq. ft.) similar to the <br /> standards in Elk Park Center. A detail of this sign is attached. <br /> Recommendation <br /> It is recommended the Planning Commission recommend approval of the <br /> conditional use permit request by Applebees Neighborhood Grill & Bar to <br /> construct a 4,759 sq. ft.
