Memo to the Mayor and City Council Page 2 <br /> December 16, 1996 <br /> • Site Plan <br /> Parking and access <br /> The site has a separate parking area for customers that is located in the front <br /> of the building. This area has 14 parking spaces and is surfaced with brick <br /> pavers. An additional 14 spaces are proposed along the west property line. <br /> There is also an area designated for future additional parking along the west <br /> property line. <br /> Access to the maintenance shop is separate from the customer parking area. <br /> It is located to the west of the customer access and will be utilized by the <br /> trucks entering and leaving the maintenance shop as well as trucks using the <br /> gravel pit. This access and the area located between the building and the <br /> west property line will have bituminous paving. The access will also have <br /> curb and gutter. <br /> There is an access to the Sheily property to the west. This access is used by <br /> trucks going from one facility to the other. It is not clear whether the <br /> applicant is proposing to pave this access; consideration should be given to <br /> paving this access so that it matches the proposed paving on the west side of <br /> III the building. <br /> The parking and access drives comply with the setback requirements and the <br /> site will meet the paving and curbing requirements for the I2 zone. <br /> Landscaping <br /> The applicant is not proposing any additional landscaping. There is a buffer <br /> area with mature oaks and poplars along the east property line and <br /> landscaping in the front along County Road 33. The area to the west of the <br /> truck access does not contain any landscaping. Additional evergreen trees in <br /> this area would help screen the gravel pit and the loading scale from County <br /> Road 33. <br /> The applicant is proposing to relocate 3 crabapple trees to the area west of <br /> the truck access. The proposal complies with the landscaping requirements. <br /> No new signage is proposed <br /> Building elevations <br /> The addition to the front will match the existing brick and split faced <br /> concrete block. Elevations of the addition to the rear were not provide, this <br /> IIIaddition should match the exterior of the existing structure. <br />
