The packet of information was together by Passe Engineering, Inc., and <br /> consisted of a preliminary plat, preliminary utility plan, and a preliminary grading plan. <br /> CIVIL ENGINEERING: <br /> ENVIRONMENTAL All three of the drawings were dated October 25, 1996. Based upon our review, <br /> NICIPAL comments received at the staff review meeting, and a meeting with the Developer and his <br /> NNING engineer, we offer the following comments: <br /> SOLID WASTE <br /> STRUCTURAL A. PRELIMINARY PLAT <br /> SURVEYING <br /> TRAFFIC • The Park and Recreation Commission has met to discuss this plat and has <br /> TRANSPORTATION decided that no park land is necessary. Therefore, the park should be <br /> eliminated. <br /> ELECTRICAL/MECHANICAL <br /> ENGINEERING: • Along the south edge of the proposed plat, the right-of-way for 193rd Avenue <br /> HVAC should be shown. <br /> POWER DISTRIBUTION <br /> SCADA • Where Highland Road meets County Road 77, there should be a section of <br /> SYSTEM CONTROLS tangent provided at the intersection. Even though Highland Avenue to the <br /> east of County Road 77 is not quite square, coming into the intersection at an <br /> 85° angle, the right-of-way on the east side is large enough to facilitate a <br /> road section that is perpendicular to County Road 77. Therefore, the <br /> Highland Road right-of-way on the west side should also be perpendicular <br /> and provided with a section of tangent approximately 100 feet long to allow <br /> traffic to come into the intersection square for the best sight lines. <br /> • Lot 7, Block 2, is a somewhat odd shaped lot in an effort to save the existing <br /> FFICES IN: home on the site.
