The side slopes to the ponding area will need to be at a minimum of 4 <br /> to 1. Ponds with slopes of 3:1 are required to be fenced; however, <br /> fencing the pond at is proposed location would have some visual <br /> concerns. <br /> 8. The trees along Highway 169 should be saved. The pine trees along <br /> Highway 169 have been saved as part of other projects and present a <br /> common natural feature along this corridor. <br /> 9. Trash enclosure be provided and constructed with material similar to <br /> the building. <br /> 10. The driveway off Freeport have a width of 40' at the intersection and <br /> • transition down to 26' as it proceed east. <br /> 11. Holiday provide information where outdoor storage/display of <br /> merchandise will occur. <br /> 12. Required amount of landscaping be provided on site. <br /> 13. Additional overstory and conifer trees be provided along School Street. <br /> Recommendation <br /> It is recommended that the Planning Commission recommend approval of the <br /> conditional use permit for Holiday Station Store to operate a <br /> gasoline/convenience store with the following conditions: <br /> 1. Comments in the City Engineer's memo dated November 22, 1996, be <br /> incorporated into the plans for approval. <br /> 2. Site plan review comments from this memo dated November 26, 1996, <br /> be incorporated as part of the plans. <br /> 3. Freestanding signage consist of one monument style sign with a <br /> • maximum height of ten feet and area of 100 square feet.
