The driveway width of 40 feet should be narrowed down to just two lanes <br /> of traffic at the west end of the island delineating the Holiday pump <br /> locations. <br /> 5. When School Street was upgraded and the sidewalk built on the south side <br /> of the Holiday site, it was determined that the School District was <br /> unwilling to give an easement for the sidewalk, but rather preferred to <br /> have the sidewalk built on their property and then take over responsibility <br /> for maintenance. As the site is redeveloped, the plat should provide an <br /> easement along the south side of the Holiday site to encompass the <br /> sidewalk to allow the City the opportunity to maintain the sidewalk. <br /> 6. Sanitary sewer and water service will be provided to the site from the <br /> facilities within Freeport Avenue. There is a proposed 6-inch water <br /> service and a similar sized sanitary sewer service proposed. These should <br /> be adequate to service the site. <br /> 7. There is one existing hydrant located along School Street between the <br /> sidewalk and the back of curb. The Fire Chief has indicated he would <br /> • prefer that this hydrant be located funher north, between the sidewalk and <br /> the curb surrounding the Holiday site. This will provide access to the <br /> hydrant from within the Holiday lot. As the hydrant is moved to the <br /> north, it will also be necessary to provide an easement covering the new <br /> hydrant location for purposes of maintenance and operation of the hydrant. <br /> 8. There is a pylon sign shown in the southwestern corner of the site. Glenn <br /> Sundeen from the Municipal Utilities pointed out at the staff review <br /> meeting that this sign must be in accordance with the Electrical Code <br /> regarding clearance from the overhead power lines in this location. <br /> 9. There is no indication on the site plan where the trash containers will be <br /> located. <br /> 10. The Holiday Station Store shows a 5-foot sidewalk along the north side <br /> with head in parking adjacent. With the overhang of vehicles parking <br /> there, the usable space of that sidewalk will be reduced to two to three <br /> feet. We would suggest that the width of the sidewalk be increased to a <br /> minimum of six feet. <br /> 11. There are four parking stalls shown in the northeast corner of the site <br /> • which fall within the existing watermain easement. In fact, part of the <br /> parking stalls are shown constructed on top of the water line.
