The City Zoning ordinance already limits lot coverage to 50% or less in <br /> all zoning districts with the exception of the C-1 zone. Land zoned C-1 <br /> • that is adjacent to the Mississippi River is already totally developed. <br /> The C-1 (Central Business District) is meant to have buildings that <br /> abut each other. The City should avoid making its historic downtown <br /> nonconforming. Further, the vast majority of the properties adjacent <br /> to the River are zoned for single family where the City already allows a <br /> maximum of 25% lot coverage. The DNR's concern is valid, but their <br /> point is mute. Staff recommends no change to the draft ordinance on <br /> this issue. <br /> RECOMMENDATION: <br /> Staff is recommending approval of the Wild and Scenic River Ordinance with <br /> the proposed revisions contingent on the DNR's acceptance to those revisions. <br /> • <br /> • <br /> s:\b&z\ste ve r\wldrivor.doc <br />
