•
JULY 18,1996
TO: ELK RIVER PLANNING COMMISSION
RE: Public Hearing regarding request to rezone 17 acres on the northwest
corner of Jackson and Highland.
We are not able to attend The Public Hearing on this matter and request
that this letter be read at the hearing and entered into public record.
Two months ago we heard rumors of the sale of this property for the
purpose of building multiple family dwellings. At that point we spoke to
Mr. Steve Rolfe, the Elk River Building and Zoning Administrator, who
informed us that the property in question had been re-zoned to Single
Family Residential within the last year. He said that the City of Elk River
was concerned about the rapid increase in the number of multiple family
dwellings in Elk River over the past few years. He said that ratio of
• multiple family dwelling units to single family homes was 1 in 10 in the
1980's and that this ratio has increased to 1 in 4 in the 1990's. This 17
acre parcel had been rezoned in an effort to slow this type of growth.
As an owner of property adjacent to this parcel we are very concerned
about the high density of people in a small area. This area presently has a
significant number of multiple family dwellings. An additional 67
housing units in this area would have a negative impact on this
community.
We think that the present zoning classification is best for our
neighborhood and the City of Elk River.
R pectfully Submitte ;
04-14/4A.,
Gerald W.
