Upon the city accepting the public improvements, a warranty <br /> bond in the amount of 25% be retained for a one year period. <br /> D. Conditional Use Permit for development plan approval of the <br /> commercial planned unit development based on the following <br /> conditions: <br /> 1. All of the City Engineer's comments in the memo dated 2/23/96 <br /> be incorporated into the Development Plans for the PUD. <br /> • 2. A planned unit development agreement be prepared and <br /> approved prior to releasing the final plat for recording. <br /> 3. A development plan outlining the overall development be <br /> approved. This plan shall include site plan, general landscaping <br /> plan, grading plan, setback plan, complete sign package, a <br /> written narrative of project standards. <br /> 4. Appropriate permits be obtained from MNDOT authorizing <br /> grading and improvements in the right-of-way. <br /> 5. The approved sign package consist of one freestanding <br /> development sign similar to attachment "B" in the proposed <br /> PUD Agreement. <br /> 6. The development plan has interior driveways that connect to <br /> each of the businesses in Hillside Crossing I and Hillside <br /> Crossing II. This will allow trips between stores to remain on- <br /> site and not be forced to use Evans Street. <br /> 7. The building setback on Outlot B be increased along the park <br /> area and residential to a distance of 50'. <br /> 8.
