Memo to Planning Commission Page 6
LUA 96-1, ZC 96-11, P 96-1 and CU 96-1
• • Wall Signs (Multi-Tenant Building)
This proposal is similar to other planned unit developments.
• Development Standards
The Planning Commission should review the standards section of the
PUD agreement. The agreement does discuss architectural control,
lighting and landscaping. However, it is unclear whether the plans
reflect this written intent.
Recommendation
It is recommended that the Planning Commission recommend approval of the
following:
A. Comprehensive Land Use Plan Amendment changing the land use
designation to be consistent with the proposed planned unit
development based on the following findings:
1. The requested land use plan amendment is a minor adjustment
IIIto the existing land use plan.
2. The land use plan amendment actually reduces the amount of
commercial property and basically provides consistency with the
planned unit development proposal and the land use plan map.
B. Rezoning approximately 29 acres from Rle (single family residential)
to PUD (planned unit development) based on the following findings:
1. The rezoning is consistent with the Comprehensive Land Use
Plan designation of HB (highway business).
2. Times and conditions have changed to warrant an extension of
the commercial development along Highway 169.
3. The rezoning to commercial is a logical extension of the existing
commercial development immediately to the south along
Highway 169.
4. Infrastructure improvements can be made to support the
proposed commercial development for this area.
0
s:\planning\pc\hilsid2.doc
