Four <br /> commercial lots are ultimately planned, however, only two of these lots will <br /> be included in the first phase. The total building area on the respective lots <br /> is as follows: <br /> • Lot Size Building Size <br /> Lot 1, Block 1 3.6 acres 11,375 square feet <br /> Lot 1, Block 2 11.3 acres 161,160 square feet <br /> Outlot A 6.1 acres 54,780 square feet <br /> Outlot B 2.7 acres 20,430 square feet <br /> TOTAL* 23.7 acres 247,745 square feet <br /> *(doesn't include ponding, park area, or right-of-way) <br /> Proposed Uses <br /> Within this development there has been one use that has been discussed with <br /> certainty. This development is programmed for Lot 1, Block 2 to include a <br /> 161,160 square foot Menards facility. All of the other lots demonstrate the <br /> ability to have a commerciallretail use along with associated parking. The <br /> developer has not identified any other specific uses other than expressing an <br /> interest in attracting a restaurant, hotel, car wash, gas station/convenience <br /> center, and possible office. Similar to Elk Park Center and Hillside Crossing <br /> I, the anticipated allowable uses in this planned unit development will be <br /> consistent with the highway commercial zoning district unless Planning <br /> Commission and/or City Council place further limitations on any of the lots <br /> • in the proposed development. <br /> s:\planning\pc\hilsid2.doc <br />
