Box 490
Elk River, MN 55330
RE: HILLSIDE CROSSING II
Dear Mr. Ach:
As requested, we have reviewed the submittal by Riverside Development Company for the
Hillside Crossing II development. The submittal consisted of a Preliminary Plat, Site
Plan, Lighting Plan, and Landscaping Plan. As you are aware, the City Council directed
CIVIL ENGINEERING: MSA, Consulting Engineers to prepare the Grading Plan/Utility Plan. Based on our
ENVIRONMENTAL review, comments from the staff review meeting, and various meetings with the
MUNICIPAL Developers, we would offer the following comments:
PLANNING
SOLID
SOLID WASTE A. PRELIMINARY PLAT
STRUCTURAL
SURVEYING 1. The sanitary sewer, water, and storm drainage serving this development
TRAFFIC will be run through the lots to provide easier access to the commercial
TRANSPORTATION buildings. As the corridors for these utilities become clear, additional
easements will be needed on the Preliminary Plat to accommodate these
ELECTRICAL/MECHANICAL extensions.
ENGINEERING:
HVAC
POWER DISTRIBUTION 2. The Preliminary Plat should show drainage and utility easements along the
SCADA lot lines on all lots.
SYSTEM CONTROLS
B. SITE PLAN
1. The Site Plan shows a possible future driveway connection in two locations
at the south end of Hillside Crossing II between Sax Food Store and Outlot
A. We would concur with the most easterly of these two locations. We
would suggest that the most westerly would be a conflict with the
driveways entering the sites. We would also suggest that the easterly
location be continued on and provide for an internal connection between
OFFICES IN: Outlot A and Lot 1. This will allow for trips between Sax Food Store and
• MINNEAPOLIS the proposed Menards without exiting onto Evans Street.
PRIOR LAKE
ST.PAUL
WASECA
230/297-2201.feb An Equal Opportunity Employer
