Box 490 <br /> Elk River, MN 55330 <br /> RE: NORDIC WOODS <br /> Dear Mr. Ach: <br /> As requested, we have reviewed the packet of information supplied for the proposed <br /> CIVIL ENGINEERING: Nordic Woods Addition. The packet consisted of four drawings labeled Existing <br /> ENVIRONMENTAL Conditions, Preliminary Plat, Preliminary Grading Plan, and Preliminary Utility Plan. <br /> MUNICIPAL They were prepared by Landform Engineering Company. Based on comments received <br /> •PLANNING at the concept review meeting, our review of the new submittal, and comments from last <br /> SOLID WASTE month's Planning Commission presentation, we would offer the following comments: <br /> STRUCTURAL <br /> SURVEYING A. PRELIMINARY PLAT <br /> TRAFFIC <br /> TRANSPORTATION 1. The sedimentation pond shown on Lots 8 and 9, Block 1, will require <br /> additional easement to be granted from Lot 9. <br /> ELECTRICAL/MECHANICAL <br /> ENGINEERING: <br /> HVAC 2. Both along the east edge of Lot 1, Block 4, and the north edge of Lots 1 <br /> POWER DISTRIBUTION and 6, Block 3, the easement should be increased to 20 feet, In both of <br /> SCADA these areas there is proposed storm sewer. <br /> SYSTEM CONTROLS <br /> 3. It is my understanding that Lots 13, 14, and 15, Block 6, are proposed to <br /> be an outlot. If this is the case, they should be shown as an outlot on the <br /> Preliminary Plat. However, the drainage easements necessary for the <br /> existing low areas will still need to be granted. <br /> 4. We are still concerned that the north end of Street C may not be <br /> constructed as a cul-de-sac when the property to the north is developed. <br /> Lot 6, Block 2, and Lot 1, Block 3, should not be sold as cul-de-sac lots <br /> OFFICES IN: since in the future Street C may be extended through the property to the <br /> MINNEAPOLIS north. Our concern comes from the fact that the right-of-way lines within <br /> Nordic Woods on Lot 6, Block 2, and Lot 1, Block 3, would indicate a cul- <br /> PRIOR LAKE <br /> de-sac. <br /> ST.PAUL <br /> WASECA <br /> 230/288-1901.feb An Equal Opportunity Employer <br />
