• • Under the section Lot Standards, the minimum lot size has been <br /> changed from 11/2 acres to 1 acre and a minimum frontage and <br /> minimum depth have been included. <br /> • At the request of the Planning Commission, a maximum building <br /> height of 30 feet and maximum lot coverage of 35 percent have also <br /> been included. <br /> • Under Building Setbacks, the building setback when adjacent to <br /> residential has been decreased from 35 feet to 30 feet. <br /> • Under Parking and Driving Setback, the side yard parking setback <br /> has been decreased from 20 feet to 10 feet. <br /> • Under the Signage Requirements, the maximum height for a <br /> freestanding sign will be 10 feet and maximum area 100 square <br /> feet rather than a height of 15 feet and maximum area of 120 <br /> square feet. <br /> Some of these changes will better reflect the intent of the Neighborhood <br /> Commercial and provide additional assurances that the compatibility with <br /> • this zoning district and residential areas will be satisfied. <br /> Recommendation <br /> It is recommended the Planning Commission approve the ordinance <br /> amendment establishing a new zoning district called Neighborhood <br /> Commercial as presented in the attached document. <br /> • <br />
